The City of Nedlands receives numerous development applications each year which require community consultation for numerous reasons such as the City requiring the use of discretion in decision making or the type of development application requiring community consultation as per City Policy.

This engagement page is a central place to view and provide submissions on all current development applications of a standard or basic nature such as single and grouped dwelling developments, home business applications and change of use applications. Significant development applications will be advertised on a separate page.

    This application seeks development approval for a change of use to allow for the processing and wholesale distribution of seafood products.

    The subject site has been used for the purposes of a seafood wholesale business since 1986 with ownership changing hands a number of times over this time period.

    The business has a range of clients ranging from restaurants and cafes to bars. The majority of the business is made up of wholesale to a range of restaurants around the Perth Metropolitan Area.

    Staff numbers range from 1 to 3 staff depending on the amount of orders and when seafood is delivered. Often staff members will be out conducting wholesale deliveries to the business’s various restaurant customers.

    1 car parking bay is provided on site (marked on the Site Plan).

    A parking shortfall of two (2) bays has already been approved on this site as part of the original development approval for the site. This was compensated for through a cash-in-lieu payment to the City of Nedlands. The existing use and business operations, as proposed, have been approved previously with the same amount of parking available at the subject site. Additional public parking is available on the opposing side of Government Road.

    The development will comply with the City's Local Planning Scheme No. 3 in terms of height, setbacks and car parking (still a substantial surplus on site). No new vehicle access is proposed to Monash Avenue with only internal access improvements proposed to facilitate the development. A traffic impact assessment has been provided by the applicants (which is available for viewing with the development plans).

    The development also proposes signage with a total of 6 signs totalling an area of 36.5m2. The amount of signage on the building (deemed to be wall signs) exceeds the area criteria of 10m2 total for a property and the number of signs per property permitted (being 2). Where the signage does not meet the required criteria, the signage is to be assessed against the objectives of the policy.
