The Broadway Precinct extends from Stirling Highway, southwards towards the river, following the alignment of Broadway. The Precinct is comprised of Mixed Use zoning along Stirling Highway and Broadway, with high and medium density Residential zoning transitioning down to the low density residential area to the west.    

The City has an opportunity to prepare a local planning policy informed by community engagement which outlines the vision for the Precinct. This Policy will provide guidelines for a design response that is consistent with the character of the area. 

What has been done so far? 

The City commissioned a Local Distinctiveness Study and Context Analysis and Built Form Modelling Report for the Broadway Precinct, which were completed in mid-2021. The findings and recommendations of these informing studies were used to assist in preparing a draft Policy that aligns with community expectations for the Precinct. 

To ensure the local community has an opportunity to help shape the future of the Broadway Precinct, the City established a Community Reference Group (CRG) comprised of 12 members of the local community. With the assistance of engagement facilitators, the CRG was guided through a series of workshops, ending in September 2021. In these workshops, the CRG considered the informing studies, as well as built form considerations and a vision for the Precinct. 

The broader community were provided the opportunity to review feedback gathered from the CRG and provide their own input on the Precinct vision and key design considerations through a survey and open house. The Community Engagement Outcomes Report details the outcomes from the CRG workshops and engagement with the broader community. 

Using the informing studies, as well as the outcomes from community engagement, the draft Broadway Precinct Design Response – Local Planning Policy was prepared. This Policy was presented to Council in June 2022, where it was adopted for the purpose of advertising to the community.

    Engagement Workshops with the appointed Community Reference Group (CRG) will soon be commencing. The CRG will work with the City, and the appointed consultants, to develop the future vision and built form preferences for the precinct. There will be opportunities for the wider community to be involved and contribute to the future vision of precinct at key points between now and the end of 2021.
