State Development Assessment Unit Applications
In 2020, in part response to the COVID-19 global pandemic, the Western Australian government introduced a new Part 17 to the Planning and Development Act 2005 (as amended by the Planning and Development Amendment Act 2020) that grants the Western Australian Planning Commission temporary decision-making powers to determine proposals over $20 million in metropolitan Perth, and over $5 million in regional areas.
Proposals must be eligible within these thresholds in order to be determined through this new assessment pathway.
What does this mean for the City of Nedlands?
It means that any applicant who is wanting to lodge an application for Development Approval that has an estimated value of over $20 million, has the option to submit the application with the State Development Assessment Unit (SDAU). The WAPC will be the new decision making authority for all development proposals of State significance.
It is expected that the SDAU will operate for a period of 18 months.
How can you get involved?
The decision making authority and processing of development proposals that meet the criteria to be considered is assessed by the SDAU and determined by the WAPC.
During the processing of the application - the proposal will be advertised, and the local community invited to provide feedback or seek further understanding of the proposal.

How do I make an enquiry or lodge a submission?
All enquiries and submissions need to be lodged with the SDAU. For more information, please email the State Development Assessment Unit at sdau@dplh.wa.gov.au or call 6551 9450.
There is no prescribed timeframe for public consultation however it is expected applications will be advertised for a minimum of 28 days.
The City of Nedlands is not able to receive submissions on the SDAU's behalf or take any enquiries.
