Nedlands Village Design Guidelines
Consultation has concluded
The City is seeking comment on Design Guidelines setting out built form controls for Single Houses within the Nedlands Village area until COB 28 August 2024.
Background
Earlier in 2024, the City received an application for the ‘Nedlands Village’ Precinct Structure Plan (PSP) prepared for the lots bounded by Monash Avenue, Willams Road, Karella Street and Smyth Road. The Nedlands Village PSP was considered by Council on 28 May 2024 with a recommendation to the Western Australian Planning Commission supporting the PSP subject to modifications. It was also recommended, in part, that any Design Guidelines are sent to the City for review, be referred to the City’s Design Review Panel and undertake public consultation, prior to the finalisation of the PSP.
As part of the assessment process, the applicant for the Nedlands Village PSP has prepared a draft set of Design Guidelines to provide detailed built form controls for the future Single House developments within the precinct plan area.
Members of the community are invited to make a submission on the draft Design Guidelines. Submissions can be made through the online survey below, via email at planning@nedlands.wa.gov.au, or by sending hard copy submissions to the City’s Administration Building. The City will be hosting an information session. You can RSVP to this session through the registration link at the bottom of this page.

What are the Design Guidelines?
The draft Design Guidelines for the Nedlands Village PSP area provide detailed built form controls for the future Single House developments within the PSP area.
The Design Guidelines are intended to be read in conjunction with the Residential Design Codes (R-Codes) and Nedlands Village PSP. The Design Guidelines include variations to the R-Codes and additional controls relating to built form, materials and finishes.
Note that these Design Guidelines pertain only to the Single House component of the Nedlands Village PSP. Apartment, Commercial and Mixed-Use development are subject to separate development controls.
What are the built form examples?
The built form examples in the sidebar on the right of this page show possible outcomes as a result of the Design Guidelines. The applicant tasked several different architects to provide examples of the type of development that might be built conforming to the criteria within the Design Guidelines for a range of different lot locations and layouts.
What is the City’s Role?
The Nedlands Village Design Guidelines have been referred to the City to provide comment. This includes a review of the guidelines, consulting with our community and referring to the City’s Design Review Panel. City Officers will then provide a report to Council with a recommendation to the Western Australian Planning Commission.

Consultation closes COB 28 August 2024.
Feedback received will be taken into consideration prior to a report with Officer recommendations is provided to Council. Please note that written submissions are not considered confidential and may be published in Council agendas.
Community Information Sessions
The City will be hosting an information session in the City of Nedlands Council Chambers on on Thursday 22 August 2024 from 4pm to 6pm.
Please note that there is no presentation at this session. It is an after-hours opportunity to speak with a City Officer about the proposal.Please RSVP through the link below should you wish to attend.
