Consultation has concluded. This application was approved.

Amended Plans have been received for the proposed development at No. 105 Broadway, Nedlands.

What has happened so far?

  • On 14 October 2020, the City received a JDAP Application for a Mixed-Use Development comprising of 22 Multiple Dwellings and an Office
  • Public advertising of the proposal was undertaken between 31 October 2020 until 21 November 2020
  • The application was considered by the Metro Inner-North Joint Development Assessment Panel (JDAP) on 17 March 2021, where the item was deferred for a period of 120 days (by 15 July 2021), to allow the applicant to reconsider the design of the development, focusing on:
    • Pot ratio and interface to the lower zoned property to the west;
    • Interface and design of the proposal to Broadway; and
    • To consider universal access to the lift lobby

What happens next?

Amended Plans have now been submitted by the applicant following JDAP's decision to defer the application for the reasons stated above. These plans are to be considered by JDAP before 15 July (date to be confirmed). As part of the reconsideration, the City will prepare an item to the Special Council Meeting held on 1 July 2021 and a Responsible Authority Report (RAR) by 5 July 2021.

What are the changes?

The changes to the proposal have been guided by the reasons for deferral given by JDAP. Changes from the initial proposal include, but are not limited to:

  • 19 Multiple Dwellings with an Office Tenancy at 63m2
  • Removal of the 6th storey (5 storeys proposed)
  • Greater setbacks to the western interface
  • Plot ratio reduced from 2.64 to 2.02
  • 28 resident bays, 2 on-site resident visitor bays and 4 commercial bays
  • Increase in landscaping from 172.5m2 to 231.5m
