Submissions are now closed. 

The City of Nedlands is seeking comment on the amendments to the local planning policy relating to residential development. Submissions can be made through this online form.

Background

The current Residential Development Local Planning Policy was adopted in 2019. The policy applies to all single houses and grouped dwellings.

A review of the Policy has been undertaken to ensure development standards are current, and to address recurring issues. The draft policy seeks to provide a contemporary set of provisions to improve the streetscape appearance of residential development and guide the City in the assessment of proposed residential development.

Draft Policy Amendments

The following changes are proposed:

  • Landscaping within the front setback will no longer include hardscaping, such as swimming pools.
  • Provision for narrow (less than 10m frontage) lots to have a two-car garage as a deemed-to-comply criteria.
  • New provisions to ensure protection for solar access to existing solar collectors on adjoining properties.
  • Provisions for assessment of undersized lots.
  • Amendments to fencing requirements, including deletion of pier separation minimums.
  • Clarification that the deemed-to-comply provisions include that, where a lot shares a common property driveway, vehicle access is to be taken from that driveway.
  • Screening detached from a dividing fence is assessed as a wall for lot boundary setback purposes.
  • Additional guidance to assist in design principle assessments where a proposal does not meet the deemed-to-comply criteria.

What is happening now

The draft Local Planning Policy will now be advertised from 4 November to 2 December 2022.

Members of the community are invited to make a submission online through the Your Voice page, via email at planning@nedlands.wa.gov.au or by sending hard copy submissions to the City’s Administration Building at 71 Stirling Highway, Nedlands, WA 6009. For email and hard copy submissions, please include:

  • Address of property affected (if applicable)
  • Whether you support or object to the amendments to the LPP, or if you are providing comment only.

Feedback received will be taken into consideration prior to the amendments being provided back to Council. Please note that written submissions are not considered confidential and may be published in Council agendas. The Policy is also available for viewing at the City Offices. Everyone who submits a comment will be notified when the policy is referred to Council for a decision.
