The City of Nedlands is inviting your comments on a Local Development Plan (LDP) for Hollywood Hospital at 101 Monash Avenue, Nedlands.

Background

Local Development Plans are used to guide the built form of development on constrained lots. The City of Nedlands Local Planning Scheme No. 3 includes specific provisions for the Hollywood Hospital site as part of a Special Use Zone. The Special Use Zone provides site constraints for land use, lot boundary setbacks and building height. The Scheme also allows these constraints to be varied through the adoption of a Local Development Plan for the site.

The Proposal

The City of Nedlands has recently received an application for a LDP that would modify a portion of the existing height criteria within the City of Nedlands Local Planning Scheme No. 3.

The Scheme includes the following existing height limitations for the Hollywood Hospital site:

  • No more than 10m where development is located less than 80m from Verdun Street.
  • No more than 18.3m where the development is located less than 60m from Monash Avenue.
  • Maximum of 26.7m within the rest of the site.

The LDP proposes changing only the height for lots located less than 80m from Verdun Street (Area 1 on the map) from a maximum of 10m to a maximum of 13m. All other existing heights and lot boundary setbacks remain the same.

In the applicant's documentation, they state that the reason for the change is to to take into account an existing easement, the steep slope of the overall site, and design requirements for a hospital.
